| RESERVATIONS |
| Our cancellation policy is a minimum of 2 weeks' notice before arrival date. If you cancel after this date, we charge one night's rent. Although we will make every effort to reserve the condo you requested, we reserve the right to change your reservation to another condo with the same number of bedrooms you requested. |

| CHECK-OUT & PAYMENT PROCEDURE |
| Check-out time is 11:00 a.m. unless you have requested a later check-out time with Moab Overnight Rentals. This is to allow the cleaning staff adequate time to prepare the unit before a check-in. Failure to check out on time will result in an additional $100 charge. There will be an Invoice on the counter in your unit. We do not charge a deposit. We prefer payment by check, which you may leave in the envelope on the counter. You may make the check out to Moab Overnight Rentals. Or, you may sign the bottom of the Invoice to instruct us to charge your credit card. If you wish to pay by cash, please come to Moab Realty, 550 N. Main, to pay. Please leave your key on the kitchen counter and lock the door. We will charge $40 per key or garage door opener taken. |

| GUEST RULES |
- All of our Units are NON-SMOKING inside. (Each unit has an outdoor patio).
- No Pets are allowed in your unit. We love pets! However, many people are allergic to them and we must be able to assure our future guests that this unit has been pet-free. Violation of this rule will result in a $250 intense cleaning charge.
- Please do not bring bicycles inside the unit.
- Please do not clean bicycles with the bath towels.
- Your payment includes cleaning for a normal lodging stay. Any extraordinary cleaning issues, including carpet stains, upholstery stains, etc. will require an extra cleaning charge.
- Your unit allows a maximum number of 8 people, unless prior arrangements have been made with Moab Overnight Rentals.

Towels and kitchen items are not interchangeable, but rather belong to a particular unit. Please do not leave items from one unit in another unit. Our owners take pride in their home away from home.
